Offer letter
To continue with our topic of home buying from last week’s blog, we wanted to reveal one important detail that we left out which can be crucial to helping get an offer accepted on a home: an offer letter! We cannot remember who told us about creating a statement about the home buyers, but it definitely worked in our favor when we put in the offer for the house we live in today! Considering the status of the housing market right now, you want every advantage you can get to help you obtain your dream home.
In full disclosure, we made several offers on homes (with a home letter for each!) prior to getting our offer selected for this home. After investing all the time and effort that we did in our home search, we wanted to make sure that the sellers knew we were ready to continue to take care of their home. Through creating a home offer letter, we were able to make a connection with the seller so that our offer was more than just a number. We were able to tell them in a one-page document, that we are good people looking to cherish their home.
Structure your letter something like this (you can find other examples with a quick online search!):

To the Homeowner of XXX,
Paragraph 1-2: Talk about you and your family, what you do, and a little bit about yourself. We spoke about trials and tribulations for each of us, and how those have made us the people we are today.
Paragraph 3: Tell the homeowner what you love about their home and why it would mean the most for your family to live there. If you feel comfortable doing so, refer to your numeric offer in the letter, especially if it doesn’t meet their asking price. That way, you can detail why your offer differs.

We can’t say for certain that a home letter will work every time. In many cases, the seller(s) want the top bid. Sellers who perhaps have lived in their home for many years will want the same TLC they provided to the home with the next family who lives there.
